Technical details & limits

Each percentage cost is price times the entered rate; fixed costs are added. The tool does not infer exemptions or eligibility.

About this tool

Estimate property-purchase taxes and costs from a property price and rates you have independently confirmed.

Use cases

  • Estimate the total payable at transfer from the price and the applicable rates.
  • Compare the deed-tax difference between a first and a second home.
  • Fold fixed charges into the budget.

How to use

  1. Enter the transaction price.
  2. Enter each rate according to local policy, using 0 for anything that does not apply.
  3. The result lists each item and the total.

Notes

Every rate is yours to enter from local policy; the page carries no built-in rates and does not decide which band applies to you. Rules and reliefs change often, so follow the tax or land-registry authority for anything official.

FAQ

Does the home purchase tax calculator determine the local deed tax rate?
This calculator does not determine local tax rates; it multiplies the entered property price by each supplied rate. A price of 1000000 at an assumed 1% gives 10000 as an arithmetic example. Confirm the applicable rate, assessment base, and eligibility for relief separately before entering real transaction data. The default inputs demonstrate the model and do not establish current tax rules for a particular location or buyer.
How are fixed purchase fees added to estimated property transaction costs?
Fixed fees are added directly to the sum of percentage-based charges rather than multiplied by the property price again. If proportional charges total 10000 and fixed fees are 2000, total charges become 12000. Enter the actual categories carefully and avoid recording the same fee in both places. This tool sums the supplied assumptions; it does not decide whether a particular charge is legally due or already included elsewhere.
Can the property tax calculator determine exemptions or tax on a price difference?
This tool does not determine exemptions or difference-based assessment; its percentage charges use the entered total price as the base. Setting a rate to 0 or 1% changes a calculation assumption but proves no policy entitlement. Check the applicable rules and assessment base before entering a real transaction. If the actual tax uses another base or a more complex formula, the simple model may not represent that charge accurately.
